Question 1 of 6
Where is the property?
No contact details needed to see your result. Your answers stay anonymous unless you request a valuation.
Local rules, local corridors.
Transfer taxes, rent rules, and the projects reshaping demand differ from city to city. Each page below covers what owners there are weighing now, with sources.
City of Burbank
Burbank
No Measure ULA, a new airport terminal, and two specific plans reshaping what can be built.
City of Glendale
Glendale
No Measure ULA or city transfer tax, its own rental rules, and SB 79 near the Metrolink station.
City of Los Angeles
North Hollywood
Inside Los Angeles, where Measure ULA and rent stabilization shape a sale.
Twelve years. Nine figures.
Laura works alongside Francisco Williams, CCIM, of Williams Capital Advisors.
Two brokerages, one file: on a shared assignment, both principals are on it, across multifamily, retail, office, industrial, mixed-use, and land.
A disciplined process, end to end.
- 01
A confidential conversation
Your goals, your timeline, and the property itself, in one unhurried call. Nothing is shared and nothing is listed.
- 02
A broker opinion of value
A grounded read on what the property would sell for today, and why, based on comparable sales and its real numbers.
- 03
A plan you choose
Sell, exchange, refinance, or hold. You decide with the facts in hand, on your schedule.
What owners ask first.
Owners of retail, mixed-use, apartment, office, and industrial property who are weighing a sale, a 1031 exchange, or simply what their property is worth today.
Nothing. A valuation from Laura is complimentary and confidential, and it carries no obligation to list.
Yes. Laura can take a property quietly to a private network of qualified buyers, before or instead of a public listing.
Only if the property is inside the City of Los Angeles, as North Hollywood is, and the price is above the threshold: $5.4 million for sales since July 1, 2026. Burbank and Glendale are separate cities, so Measure ULA does not apply to sales there.
You have 45 days from the sale to identify replacement property in writing, and 180 days, or your tax return's due date including extensions if that comes first, to complete the purchase.
No. Many of Laura's strongest client relationships begin a year or more before a transaction. An early conversation costs nothing and commits you to nothing.
